The three main service levels
- Tenant find: the agent markets the property, handles enquiries and viewings and references the tenant. You then manage the tenancy yourself.
- Rent collection: as above, plus the agent collects rent and passes it on.
- Fully managed: the agent also handles tenant communication, repairs, inspections and records throughout the tenancy.
Because the services differ, always compare what is included, not only the percentage.
Our fees
- Fully managed: 10% + VAT of the monthly rent.
- Tenancy set-up fee: £500 + VAT.
- Rent guarantee (optional): 3% + VAT, subject to eligibility.
Fully managed includes Rightmove marketing, enquiries, viewings, tenant referencing, tenancy set-up, rent collection through PayProp, tenant communication, repair records and inspections. We confirm the complete costs and scope before you instruct us. For tenant find only, ask us for a quote.
What to ask before you sign
- Are all fees quoted including VAT? A lower percentage can cost more once VAT and extras are added.
- What are the set-up, renewal, inventory and check-out fees? Ask for every charge in writing.
- How long is the contract, and what does it cost to leave? Avoid long tie-ins with heavy withdrawal fees.
- Is the agent in a redress scheme and covered by client money protection? Both are important protections. Our accreditation badges are shown on this website, and we are happy to provide certificates on request.
- Who will you actually deal with? A small local team can respond faster than a distant call centre.
- How are rent and repairs recorded? You should be able to see what has been paid and what work has been done.
